This isn't a five-minute drive-by. We climb the roof, walk it, and check every detail. Then we write it up for you.
We Check:
Shingle condition (curling, cracking, granule loss, missing pieces)
Flashing at all penetrations (chimneys, vents, skylights)
Valley condition
Ridge cap condition
Gutter and drainage condition
Visible signs of leaks (attic check when accessible)
Sealants and caulking
Vent and ridge ventilation function
Soft spots or sagging that suggest decking damage
Estimated remaining roof life
You get a written report — photos included — that you can keep for your records, share with insurance, or hand to a buyer.
